Flat clearance cost in Hove: furniture and cupboards

Two flats in Hove can look alike and be quoted very differently. Here is what moves the price of a flat clearance, and how to get a clear price from photos.

Two flats in Hove can look the same on a property listing and still be quoted very differently for a clearance. One is a ground-floor one-bedroom with the door near the kerb. The other is a top-floor two-bedroom with a narrow stairwell and nowhere to stop a van. The postcode is the same. The work is not.

This guide explains what moves the cost of clearing a flat in Hove, with furniture and cupboards first because they are where most surprises hide. It uses Brighton and Hove City Council figures checked on 21 October 2026 where a pound figure helps, and it does not quote a Right Turn price, because the job decides that. If you want the wider picture, our guide to house clearance costs in Brighton and Sussex covers whole houses.

Lewis, who runs Right Turn Removals, quotes each job from photos, the postcode and the access details, and agrees a clear price before booking. The sections below show you what he is looking at, so you can send the right pictures the first time.

What moves a flat clearance quote in Hove

Volume, stairs, parking, big furniture and cupboard contents move the quote most, and each one can be shown in a photo.

A clearance quote is a judgement about labour, carrying distance, time and disposal. None of those can be read from the number of bedrooms alone, which is why a flat with the same layout as its neighbour can be quoted differently. The table sets out the main factors, what raises or lowers each one and what to photograph so the quote can be accurate.

Lewis reviews volume, access, parking and anything that needs a specialist route, then gives a clear price before booking. If the scope changes on the day, he explains it and agrees any change with you before continuing. That is the opposite of a rough guess that moves later, and it is why the photo step matters.

Cupboards: the volume nobody counts

Cupboards, lofts and storage areas are often the biggest gap between what people expect and what is there, so photograph each one open.

When people describe a flat, they list the rooms. They rarely list the airing cupboard with the hot water cylinder, the shelf of bedding above it, the hall cupboard full of bags, the space under the stairs in a maisonette or the balcony with its stacked boxes. Together those can add up to a room's worth of contents that never appears in the description.

The sensible habit is to open every cupboard door and take one wide picture of each. It takes five minutes and it removes the main reason a price changes on the day. It also lets you decide what is rubbish and what is not before anyone arrives. Linen, clothing and kitchenware that still have use can be set aside for a charity shop, and GOV.UK lists giving or selling reusable items, such as to a charity shop as a normal alternative to disposal.

Right Turn considers reuse and recycling where they suit the job, so tell Lewis if you would like usable items kept out of the load. For a longer room by room order of work, our checklist for clearing a parent's house works just as well for a flat.

Furniture: why bulk costs more than count

Large furniture costs more than small items because of how it is carried, and the council's own price scale shows the same pattern.

A bedroom with a cream leather sofa and framed pictures on the walls, before clearance
A bedroom with a cream leather sofa and framed pictures, before clearance on a Right Turn job. Large furniture like this is why bulk matters more than item count.

A sofa, a wardrobe and a double bed are the awkward items in a flat clearance. They are heavy, they often have to be turned or taken apart to get round a stair turn, and they take space in the van that smaller items do not. Fifty bags of small items and one three-seat sofa can be a similar amount of work for very different reasons.

Brighton and Hove City Council prices its bulky waste service the same way. Its large item collection price list charges a standard rate for most furniture, starting at £25 for one item and £45 for two, and a higher rate for bigger pieces: £45 for a sofa or sofa bed, £35 for an armchair and £47 for white goods. Bulk is priced above the standard item because it costs more to move.

Here is that scale as a worked sum. One sofa at £45 plus one armchair at £35 plus one fridge freezer at £47 comes to £127 if each is charged at its listed rate. That is the council's price for three items, collected from your driveway, garden or just inside your front door. It does not include the carrying down from an upper floor, it does not empty cupboards, and the council was booking slots three to four weeks ahead when we checked. Ask the council for the total on the phone, because a mixed list may be priced differently from the sum above.

Our guides to sofa disposal in Brighton and Hove and getting rid of old furniture go through each route in more detail. For a flat where everything is going, the question is rarely one item at a time, and that is where a single quote starts to make sense.

Stairs, lifts and the carry to the van

The route from the flat to the van matters as much as the contents, so describe the stairs, lift and distance honestly.

The same sofa is a short job from a ground-floor flat and a long one from the fourth floor of a block without a lift. Width of door frames, stair turns, a communal hall that has to be kept clear and the distance from the entrance to where the van can stop all add time. None of this appears in a listing, so say it plainly when you send the photos: which floor, whether there is a lift, how many flights and how far the van will be from the door.

If you are moving as well as clearing, for example selling the flat and relocating, tell Lewis, because one visit can sometimes cover both. Right Turn also does house and flat moves, and our moving house checklist for Brighton and Hove helps you plan the order of the day. The details of that service are on the home removals page.

Parking in Hove: a cost most quotes forget

If the van cannot stop near the door, a parking bay may need suspending, and Brighton and Hove asks for seven full working days' notice.

On a busy residential street with permit parking, the practical problem is often where the van will stand for the hours it takes. Brighton and Hove City Council runs a parking bay suspension service for removals, building work and events. A removals suspension was priced at £51 per 5.5m bay per day for the first 28 days when we checked, plus an administration fee of £38 (or £19 for residents or businesses with a Brighton and Hove address). A new resident moving into the city pays the £19 fee for a removal vehicle suspension.

As a worked sum, one bay for one day is £51 plus £38 for a total of £89. With the residents' administration fee £51 plus £19 makes £70. The council asks for seven full working days' notice for a standard application, applications received after 2pm count from the next working day, and an urgent suspension outside the notice period may be possible for an extra £20. Unauthorised vehicles in a suspended bay can be given a Penalty Charge Notice, though the council says it may not be able to move every vehicle.

Whether a clearance van counts as a removals suspension is a question for Parking Services on 01273 296 622, so ask before you pay. Whether you need a bay at all depends on the road, which is why the street photo and the postcode matter. Lewis reviews parking when he quotes, so mention any permit zone or restriction you know about.

Items that need their own route

Fridge freezers, mattresses and electricals have their own disposal routes, so list them separately in the photos.

A flat usually has at least one item that cannot just be thrown in the load: a fridge freezer, a mattress, a TV or other electricals. Brighton and Hove's list of items the recycling sites accept includes mattresses and white goods such as washing machines, dishwashers, fridges and freezers, but the tips are for residents, not for firms. The council's access rules for the recycling sites say commercial vehicles with a business name on them are not allowed, and that removal firms and professional tradespeople should use a licensed commercial waste facility, because it is illegal to tip trade or business waste there.

That matters when you compare quotes. A clearance firm is not simply carrying your things to the tip. Disposal is a real cost behind any quote, and it goes up with volume and with items that need separate handling. If you want to understand your own options for one awkward item, see our guides to fridge freezer disposal in Sussex and mattress disposal in Brighton.

Right Turn cannot take hazardous or flammable materials, gas bottles, chemicals, asbestos, clinical or medical waste or anything illegal. Flats often have a few of these hiding in a cupboard, so check before the day and ask Lewis how to handle anything on that list.

When the council collection is enough, and when it is not

The council collection suits a few items and no rush, while a flat that must be empty by a date usually needs a single clearance quote.

If you only have two or three large items and no deadline, the council's service is worth a look, as the sum above shows. The items must be ready and easily accessible, and the crew can decline anything that is not as described on the phone. Items left on the road or pavement count as fly-tipping, and the council says you could be fined £400.

A full flat is different. Emptying every cupboard, carrying from an upper floor and clearing everything by a handover date is not what a bulky-item collection is for. Our comparison of council bulky waste and a man and van in Brighton sets the two routes side by side.

Different reasons for clearing change the job too. An end of tenancy clearance often has a hard deadline and mixed contents. A downsizing move involves things to keep, give away and discard. A probate flat can mean sorting for relatives who live elsewhere, which our probate house clearance guide covers. Our probate clearance case study in Hove shows how one job was planned around a sale date.

How to get a clear price from photos

Send wide photos of each room and cupboard, plus the postcode and access notes, and Lewis will review them and give a clear price before you book.

You can send photos by WhatsApp, the form, phone or email. This is the order that works best:

  • One wide photo of each room from the doorway.
  • One photo inside every cupboard, with the door open.
  • The largest pieces of furniture, each one against a wall or door for scale.
  • The front door, the stairs, any lift and the street outside.
  • The postcode and a note of the floor, the lift, any permit zone and who will be there to let Lewis in.
  • A list of anything that is staying, anything fragile and anything on the no-go list above.

From that, Lewis can say what the job involves and give a clear price. The property is left swept, and a waste receipt and the relevant waste record are available on request. Our house clearance page explains the full service and the services page lists everything else Right Turn does. You can also reach Lewis through the contact page.

Check the person before you compare the price

Check any clearance firm on the Environment Agency register of waste carriers, because you can be fined if your waste ends up fly-tipped.

GOV.UK says that if you hire someone to take household waste, you should check that a private business is on the Environment Agency register of waste carriers, selecting the upper tier, and that you could face a penalty if fly-tipped waste is traced back to you. The register lets you search by business name or registration number. Right Turn's waste carrier licence is CBDU621046, and you can check it there yourself. Our guide on how to check a house clearance is legal walks through the search.

When you have two or three quotes, compare like with like. A full quote should say which rooms and cupboards are included, what has been assumed about the stairs and parking, how disposal and any separately handled items are covered, whether the property is left swept and how a change in scope on the day would be agreed. If any of those is missing, ask. A low number that leaves them out is not low.

The clearance price also depends on whether you want everything gone or only part. If it is just a sofa, a wardrobe and a few boxes, say so, and the same process applies: photos, access details, a clear price, agreed before the work starts.

Flat clearance cost in Hove: FAQ

How much does a flat clearance cost in Hove?

There is no single figure, because the price depends on volume, stairs, parking, large furniture and cupboard contents. Right Turn does not publish a price list. Lewis gives a clear price from photos of each room, agreed before work starts. Brighton and Hove City Council publishes bulky waste prices that give a reference for furniture.

Does a one-bedroom flat always cost less than a two-bedroom flat?

Not always. A ground-floor two-bedroom flat with little in it can be less work than a top-floor one-bedroom flat with full cupboards and a long carry. The contents, the stairs and the parking matter as much as the number of bedrooms, which is why photos are used.

Do I need a parking bay suspension for a clearance in Hove?

It depends on the road and where the van can stop. Brighton and Hove City Council runs a parking bay suspension service for removals and asks for seven full working days' notice for a standard application. Ask Parking Services whether a clearance qualifies, and tell Lewis about any permit zone when you send photos.

Can the council collect everything from my flat?

The council's large item collection takes listed bulky items that are ready and easily accessible, such as on a driveway, in a garden or just inside the front door. It is priced per item and was booking three to four weeks ahead when checked on 21 October 2026. It does not suit a whole flat that must be emptied by a date.

What cannot be taken in a flat clearance?

Right Turn cannot take hazardous or flammable materials, gas bottles, chemicals, asbestos, clinical or medical waste, illegal items, live animals or anything not agreed before the job. Check cupboards and balconies for these before the day and ask Lewis how to deal with them.

How do I check that a clearance firm is a registered waste carrier?

Search the Environment Agency register of waste carriers by business name or registration number, selecting the upper tier for a private business. Right Turn's licence number is CBDU621046. You can be fined if waste you hand over is fly-tipped and traced back to you.
