What changes the quote House clearance

House clearance cost in Burgess Hill: rooms and contents

What sets the price of clearing a Burgess Hill house, a three-route comparison of the council, the tip and a licensed carrier, and the Mid Sussex and West Sussex rules that decide how far you can go yourself.

The first number to know about a house clearance in Burgess Hill is ten. Mid Sussex District Council will collect at most ten items per booking, and that cap is the point where doing it yourself stops being a sensible comparison for most whole houses. This guide sets out the three routes side by side, what each costs and demands, and what decides the price when a licensed carrier does the work.

It uses the council and county pages as read on 21 October 2026. It does not put a made-up figure on a clearance, because the price depends on what is in the house and how it has to come out. If you are still deciding between routes, our house clearance cost guide for Brighton and Sussex sets out the same price factors for the wider area.

Three routes for clearing a Burgess Hill house

The council is lowest cost per item but capped at ten, the tip costs little but you carry and drive, and a licensed carrier is the only route that clears a whole house in one visit.

Most people mix routes. A few good pieces go to a charity, a boot load goes to the tip and the rest, usually the bulk of it, goes with a carrier. The sections below take each in turn, then explain what sets a carrier's price and how to get a quote that holds up.

What sets the price of a house clearance

Rooms matter less than what is in them: volume, access, parking, specialist items and how much sorting is left decide the quote.

Two three-bedroom houses in Burgess Hill can need very different jobs. One has furniture grouped in rooms and an empty loft. The other has clothes, paper and ornaments mixed through every cupboard, a full garage and a shed. Lewis reviews volume, access, parking and anything that needs a specialist route before he gives a clear price, and if the scope changes on the day he explains it and agrees any change before continuing.

  • Volume. How full the rooms, cupboards, loft, garage and shed are. This is why photos of each space are asked for.
  • Access. Stairs, narrow halls, a shared entrance or a flat above ground level, and how far items are carried.
  • Parking. A van that can stand outside the door is quicker than one that has to carry items a long way.
  • Specialist items. Fridges, mattresses and anything that needs its own route. Our guide to mattress disposal in Brighton shows how much the rules differ by item.
  • What is left to sort. Items you have marked as keep, sell or donate are quicker than a house where nothing has been decided.

VAT is the other thing to settle. GOV.UK lists the standard rate of VAT as 20%, but a business only charges it if it is VAT registered. Ask every firm whether its quote includes VAT, so you compare like with like. The wider picture of how clearance quotes are built is on our house clearance service page.

Route 1: Mid Sussex bulky waste collection

The council collects up to ten items per booking for £27.50 for the first and £18.00 for each after, but it will not take black bags, DIY waste or fixed units.

The council's bulky household waste page sets out how it works. You book online and pay by card, or phone 01444 477440 if you cannot use the form. The council's contractor, Serco, contacts you within five working days to arrange a day, and items are collected within ten working days, a period that may be extended when demand is high. Collections are on weekdays and you cannot book a specific appointment.

The charge is £27.50 for the first item and £18.00 for each of items two to ten. Here is how the arithmetic runs for a few typical lists, using the council's figures:

  • Four items (a wardrobe, a bed frame and two chairs): £27.50 plus three at £18.00 (£54.00) makes £81.50.
  • Six items: £27.50 plus five at £18.00 (£90.00) makes £117.50.
  • Ten items, the cap: £27.50 plus nine at £18.00 (£162.00) makes £189.50.
  • Twenty items need two bookings, so £189.50 twice makes £379.00.

Residents receiving Council Tax Benefit, Housing Benefit or the housing element of Universal Credit may get a 50% reduction, according to the same page. If it applied in full to a ten-item booking, the sum would come to £94.75.

The cost is only half the story. The council's excluded list includes carpets and underlay, fixed kitchen or bathroom units, black bag waste, doors and windows, fencing, greenhouses and sheds, boilers, storage heaters, DIY and building waste, garden waste, rubble, paint and chemicals. The crew does not enter the property, so every item must be outside at ground level, near vehicle access, by 7am on the collection day. White goods must be disconnected and empty. If items are not out in time, the collection is lost and you pay for a new booking.

That list is why the council route rarely covers a whole house. The sofa and wardrobes might fit, but the bags of clothes, the contents of the kitchen cupboards and anything from the loft are the bulk of what a clearance actually moves. Our comparison of council collection against a man and van works through the same trade-off with Brighton and Hove figures, and the guide to getting rid of old furniture covers reuse routes for single pieces.

Route 2: Burgess Hill Recycling Centre

The tip works for your own boot load, booked ahead, but a booked slot, proof of residency and a permitted vehicle are all required.

Mid Sussex District Council says the district has two recycling centres, both run by West Sussex County Council: Burgess Hill and East Grinstead. It says you will need to book an appointment to visit any recycling centre in West Sussex and show proof of residency in West Sussex. The Burgess Hill Recycling Centre page gives the address as Fairbridge Way, Burgess Hill, RH15 8AR, and says you must book a slot before visiting by car or van, while people on foot, by bicycle or on a mobility scooter do not. Between 1 October and 31 March it is open 9am to 4pm and closed on Thursdays, with later closing in summer, so check the page on the day.

The county's booking page adds practical limits. You can book up to 14 days ahead, or on the day itself if a slot is free, with a maximum of five visits per month. You need the vehicle registration number, a hired vehicle's number if you are hiring, and it cannot be edited afterwards. Staff may ask for hire paperwork. Vehicles the Burgess Hill page says are not permitted include Luton-type vans, horseboxes, four-wheeled twin-axle trailers, tipper trucks, flatbeds and drop-sides, and anything over 3.5 tonnes gross weight.

Three rules in the county's recycling centre terms and conditions matter most for a clearance:

  • Only household waste is accepted, and the terms say that if the person producing the waste does not accompany it to the centre, it is classed as commercial waste.
  • The centres accept up to 200kg of building, construction and demolition material per visit, and the page recommends a skip or Hippo bag for larger loads.
  • Staff check your registration against your booking, and you are turned away without proof of residency and your booking confirmation. Arrive after your slot ends and you must leave and re-book.

The producer rule has a direct consequence. If someone is paid to collect your waste, they cannot then tip it as your household waste. A carrier needs its own disposal route, which is why the carrier route is a different thing from borrowing a van and your own slot. For most people the tip is the right place for what fits in one car load, and our mattress disposal guide covers the same access rules for the awkward single item.

Route 3: a licensed carrier, and what a quote should itemise

A carrier clears the whole house and sweeps up, and a good quote lists what is in scope, where the waste goes and whether VAT is included.

Right Turn's house clearance work covers full or part clearance, probate and estate, end of tenancy, downsizing, heavily cluttered homes, and garage, loft and shed clearance. Lewis runs every job personally, so the person you message is the person who comes to the house. He reviews the photos, gives a clear price before booking, considers reuse and recycling where suitable, leaves the property swept and can provide a waste receipt and the relevant waste record on request.

A quote you can compare should answer the same questions whoever gives it.

AskWhy it matters
Is the loft, garage and shed in the price? The most common gap between two quotes is spaces one firm counted and another did not
Is VAT included?A firm that is not VAT registered does not add it, one that is must, so the headline numbers are not comparable otherwise
Where does the waste go?A licensed carrier needs its own disposal route, not your household tip slot
Will I get a waste receipt? It is the evidence that the waste went where it should
What happens if the scope changes? The price should only change by agreement before work continues

If the clearance follows a death, our guide to probate house clearance in Sussex covers the order of decisions, and the checklist for clearing a parent's house is the practical room-by-room version. If you are clearing because you are moving, Right Turn's home removals service can handle the move too. For a single heavy item rather than a whole house, our sofa removal case study shows what a smaller job looks like.

Checking who takes your waste

You have a legal duty to take reasonable steps that your waste goes to an authorised carrier, and the register search takes a minute.

Right Turn is a registered waste carrier, licence number CBDU621046. Do not take that on trust from any firm, ours included. The Environment Agency register of waste carriers lists people and businesses registered in England, and you can search it by business name, registration number, address or postcode. GOV.UK's guidance on getting rid of household waste tells you to check that a private company is on the register and to select upper tier when searching.

The householder side is set out in the government's guidance on household waste duty of care fixed penalty notices, updated on 1 April 2024. If you hand waste to someone who cannot legally take it and did not take reasonable steps, the default penalty is £200 with a full penalty that can range from £150 to £600. The guidance lists what counts as evidence of checking: details of the business and vehicle, a record of the registration number, a receipt including the registered operator's business details, or a photo of the carrier's waste licence. It also says a lack of written records does not stop you arguing you met your duty.

In practice keep three things: the registration number you checked, a receipt and the waste record. Our guide to choosing a licensed house clearance in Brighton goes through the same checks in more detail.

Prepare before you ask for a quote

Wide photos of every space, the postcode and a note of stairs and parking let Lewis give a clear price without a visit.

You do not need to empty cupboards or pack boxes. A short sort saves surprises, and it also shows which items could go through the council route if you would rather keep a few of them out of the carrier's job.

  • Photos. One wide shot of each room, plus the loft, garage and shed. A kitchen photographed from the doorway shows the cupboards, appliances and worktops in one frame.
  • Keep. Move or label anything staying, including papers, jewellery and anything sentimental. Check drawers and the backs of wardrobes.
  • Sell or donate. Items with value need a taker and a date. Agree with Lewis whether you move them first or he considers them for reuse where suitable.
  • Access. Note stairs, narrow doors, floor level and where the van can park, with the postcode.
  • Not accepted. Right Turn cannot take hazardous or flammable materials, gas bottles, chemicals, asbestos, clinical or medical waste, illegal items or live animals. Say early if any are in the property.

House clearance cost in Burgess Hill: FAQ

How much does a house clearance cost in Burgess Hill?

It depends on rooms, contents, stairs, parking and specialist items, so no honest town figure exists. Right Turn gives a clear price from photos, agreed before booking. Send wide photos of every room, the loft and the garage with the postcode.

How much is Mid Sussex bulky waste collection?

Mid Sussex charges £27.50 for the first item and £18.00 for each of items two to ten, with a maximum of ten items per booking. A full ten-item booking therefore comes to £189.50. Residents on certain benefits may get a 50% reduction.

Can I take a house clearance to Burgess Hill Recycling Centre myself?

You can take your own household waste if you book a slot, show proof of West Sussex residency and use a permitted vehicle. Luton-type vans are not allowed. You must be there with the waste, because waste you did not accompany is classed as commercial.

Does a clearance firm need to be a registered waste carrier?

Yes, anyone carrying household waste for a fee should be on the Environment Agency register. Right Turn is registered under CBDU621046. Search the register by name, number or postcode, and keep a receipt and the waste record.

Is VAT included in a house clearance quote?

Not always. A VAT registered firm must add it and one that is not registered does not. Ask every firm whether its quote includes VAT so that you compare like with like.

What cannot be included in a house clearance?

Right Turn cannot take hazardous or flammable materials, gas bottles, chemicals, asbestos, clinical or medical waste, illegal items, live animals or anything not agreed before the job.
